River Islands Is A Master Planned Community Along The San Joaquin River.

Our almost 5,000 acre community has been planned to bring together all of the best elements of the relaxed Delta lifestyle with a vision that is decidedly green, healthy, high tech and in harmony with nature.

We have envisioned a community comprised of architecturally-distinctive neighborhoods built by some of California’s most outstanding home builders. Schools that are in step with advanced curricula and state-of-the-art learning devices. A 350 acre business campus designed for research, campus uses and headquarters space. A beautifully-detailed downtown retail area, with businesses, shops and dining. Acres and acres of parks, playing fields, lake recreation and nearby access to the Delta. All connected to the Tri-Valley, BART and Silicon Valley by ACE Train.

River Islands Is A Place To Live, Work, Learn, Play And Most Of All—A Place To Belong.

Our Master Plan Includes:

  • Approximately 4,905 total acres
  • Approximately 15,000 residences are to be built over the next 20+ .years
  • Seven schools planned within the community
  • Acres of parks, playing fields, green spaces, and picnic areas
  • Neighborhood lakes for non-motorized boats
  • 18 miles of riverfront trails for bicycling and pedestrian use
  • 11 miles of lakefront access
  • Nearby access to hundreds of miles of Delta waterways
  • State-of-the-art business campus, now in the planning
  • Downtown retail, now being designed
  • Served by the Altamont Commuter Express (ACE) Train, with connections to Bay Area Rapid Transit (BART)

      Green, Clean and Future-Directed

      Safety and Security

      Lathrop-Manteca
      Fire Department Station 35

River Islands now has a new, state-of-the-art fire station within the community! Station 35 is one of the few local stations that can house two crews. It is also the home of the district’s administrative operations.

Chief Gene Neely said at the station’s opening last year, “The addition of Fire Station 35 will reduce response time to River Islands by more than 60 seconds… and in an industry measured by seconds, this is HUGE.”

The new station, located at 19001 Somerston Parkway, is not just a game changer for the Fire Department. The River Islands community also benefits from a beautifully designed and furnished community room, which can be used for club meetings, civic organizations and groups like Neighborhood Watch to meet.

Lathrop Police Services Breaks Ground on Administrative Headquarters

Lathrop Police Services, a division of San Joaquin County’s Sherriff’s Office, has announced the beginning of construction of its state-of-the-art Administrative Office. Located west of Bradshaw’s Crossing Bridge, the building will be one of the first things newcomers to River Islands will see upon entering the community. Since the police staff will use this facility to pick up and drop off cars at the beginning of each shift, there will be an active and visual presence of uniformed police officers at the site every day.

The 13,889-square-foot building is a contemporary design by architects LDA Partners. In the local area, the firm also designed the Lathrop Generations Center, the AG Spanos Building, and the Wine and Roses Visitors Center and Spa.

      Super Levee

The River Islands flood control program is unprecedented. Specially constructed 300-foot wide “super levees” create a high ground perimeter at the river’s edge, providing a 200 year level of protection for the first 900 acres of the development and constitutes the flood protection plan for the balance of the project.
